The term ‘bed and breakfast’ includes a wide variety of accommodation styles, from traditional bed and breakfasts to country inns, guest houses, lodges, cabins, apartments, small hotels, self-catered cottages, eco-lodges, farmstays, and guest ranches. You name it – we’ve got it!
We strive to ensure that all B&Bs listed on our site have described themselves truthfully and accurately. We have a review process in place and carefully monitor guest feedback on all establishments listed on 1BB. Be sure to check out the reviews left by 1BB Club members – this should give you a good idea of what to expect.
Hosts are very busy running their B&Bs and sometimes fall behind in keeping their listings up-to-date. We recommend contacting your host via phone or email well before your trip. Let them know roughly when you’ll arrive, any special requests, and confirm details such as bed size.
Our site is exclusively for 1BB community members. If you aren’t already a member, we’d love for you to join our travel community. Once you have logged in, simply click the ‘enquire now’ button located to the right of the listing.
This will send your request to the host, who will then get in contact with you to confirm the booking. Just remember that your booking is NOT confirmed until you’ve heard back from the host.
We ask our hosts to respond to their guests within 24 hours. Sometimes it takes a bit longer, especially during busy seasons, like Christmas and summer holidays. If you haven’t heard back within a few days, you may wish to reach out again or contact some other properties in the area to keep your options open.
And please do let us know about any delays in communication. We expect our hosts to maintain high levels of professionalism. Hosts who do not respond to enquiries in a timely manner will have their listing removed from 1BB.
All of our properties are fabulous, but our Club Leaders go the extra mile to ensure an amazing experience for their guests. While any innkeeper can apply for this elite designation, only properties that have achieved a guest rating of 3/5 stars will be accepted. They must maintain at least a 3 star rating in order to remain in the group. The 1BB Club Leader properties are also where you can redeem your 1BB Club Points!
We value communication and friendliness because we believe this helps cultivate unique experiences. We encourage the entire 1BB community – guests and hosts alike – to embrace these characteristics in all interactions.
When you engage with your host early on, you help them learn a little bit more about you. Allergic to gluten? Let them know to hold the toast and double up on eggs. Want a room with a queen sized bed for your wedding anniversary? Make sure you let them know! Our hosts always try to accommodate reasonable requests, but they aren’t mind readers – tell them what you need ahead of time to make your stay perfect.

Traditionally, the term Bed and Breakfast (B&B) referred to accommodation in a private home where the owner currently resides. Overnight lodging, common areas, and breakfast were provided, offering a warmer, more personal experience. In the past 30 years, the term has expanded to include several different types of accommodation, including small hotels, lodges, and self-catering cottages or flats.
All of the properties listed on 1BB are independently owned and operated. The owners are deeply invested in their properties and take pride in the work they have put into the property and individually decorated bedrooms. And, as the name implies, breakfast is generally included!

Some properties will offer special extras, such as coffee/tea service in the room, whirlpool tubs and luxurious robes, bicycles or kayaks to explore the surrounding area, use of the family swimming pool, or a social hour each afternoon with wine and light snacks.
If there is something in particular you would like – such as a hair dryer or a double bed – it’s always smart to request this ahead of time. Standards vary around the world. The properties listed on our site range from traditional B&Bs to country inns, guest houses, lodges, cabins, apartments, small hotels, self-catered cottages, eco-lodges, farmstays, guest ranches, and more.
All 1BB properties have a few things in common. They are all independently owned and operated establishments with less than 30 rooms. We do not advertise large hotels, motels, or 'couch surfing' facilities.
If you think your property belongs on 1BB, then we invite you to list your property and join our exclusive community. In an effort to maintain consistency and a high level of quality in the properties listed on our site, all listings are subject to final approval by 1BB.
When a guest wishes to enquire about your listing they simply click the ‘enquire now’ button to submit a booking enquiry. You will be able to view and respond to their request via your 1BB Inbox (you’ll also receive a notification at the email address you have provided us). You will be able to ask them additional questions, confirm or decline their request – all from your 1BB Inbox!
Listing your property on 1BB is free – you’ll only pay a commission on successful bookings you receive from 1BB. We charge an 8% commission on stays, excluding extras like meals or equipment rentals. Our 1BB Club Leaders pay a 5% commission on their bookings, which is one of the perks of being part of this elite group. To learn more, view the 1BB Club Leaders FAQ below.
If you’re not already a 1BB member, you’ll need to first create an account on our site. Then, go to the Listings area within your Dashboard and use the green ‘Create a Listing’ button to start the process.
By creating an account, you’ll be enrolled in our 1BB club and community. This means that you’ll be able to collect points, too! So, when you add some photos and tips about your city to increase the appeal of your area, you’ll also be collecting points that you can redeem for a free stay at another bed and breakfast. All listings are subject to approval by the 1BB team. After you submit a new listing, you should see it appear on the site within 24 hours. If we require additional information or cannot publish your listing, we’ll get in touch with you.
Yes, you can list all of your properties using one account, allowing you to easily manage your properties from one spot.
While creating the description for your property, try to think about what your guests want to know. Is your property perfect for a romantic getaway? A great place for a family to experience life on a working farm? The ideal urban pad for a big city adventure? Let your guests know what makes your bed and breakfast special. Be sure to describe the rooms, property, extras that are included, and your proximity to local attractions.
The photographs you choose to include are probably the most important aspect to your listing. Most guests will look through your photos first and then move onto the property details you have listed. We highly recommend having a professional photographer capture the essence of your property in clear, vivid photos. Be sure to show several guest rooms, common areas, the garden and any other features of the property that are interesting or unique. You should only use photographs that accurately portray your property to avoid disappointment and complaints from your guests.
It’s easy to make changes to your listing at any time. Just log in to make changes and add additional details that you may have skipped over when joining. If your rates change or you have a new amenity to offer, we encourage you to update your listing promptly. And if you have any problems, we're here with free email support.
You will continue to accept payments from your guests in whatever way you normally do. We do not come between you and the payment.
At the end of each month, you will receive an invoice from us for stays booked through 1BB during that month. We request payment within 30 days via credit card or PayPal.
No. We only charge you for successful bookings. If a guest has cancelled their stay and payment was not collected, you may let us know when you receive your monthly invoice. Bed and breakfasts with frequent cancellations may be evaluated to ensure fairness
1BB Club Leaders are the cream of the crop. Properties that are designated as 1BB Club Leaders meet a certain set of criteria, making them prize properties among the group. We think these are the best properties out there, so we give Club Leaders priority placement in search results and feature them on Area & Region pages. If you’re interested in becoming a 1BB Club Leader, you can learn more here.
When you sign up and create your listing, you will be presented with the option to become a Club Leader in the final step of registration. If you already have a property listed on 1BB and wish to upgrade to become a 1BB CLub Leader, please visit the Listings area of your Dashboard and click on the green 'Upgrade' button next to the listing you wish to upgrade.
To be eligible, your accommodation must offer at least two double rooms with private bathrooms and you must serve breakfast. You must also maintain an average guest rating of at least 3 stars on either 1BB.com or TripAdvisor and have an average response time of under 24 hours.
Amazing Club Leader properties are what make 1BB such a great place to book travel, so we make sure they are rewarded in many ways to encourage membership. The benefits of being a 1BB Club Leader include:
There is no cost to become a 1BB Club leader! As a Club Leader, you will be required to provide discounts to 1BB members who wish to redeem 1BB points at your property. In these instances, 1BB will credit the FULL AMOUNT of the discount to your 1BB account. This may be used as credit on commission payments, or paid to your credit card or Paypal account on request.
Here are a few scenarios to help you understand how the discounts work. These scenarios are based on a room that costs $100 per night.
A guest redeems 3,000 points. You will provide a 30% ($30) discount for one night.
A guest redeems 5,000 points. You will provide a 50% ($50) discount for one night.
A guest redeems 9,000 points. You will provide a 90% ($90) discount for one night and 1BB will reimburse you $40.
A guest redeems 10,000 points. You will provide a 100% ($100) discount and 1BB will reimburse you $50.
A guest redeems 20,000 points. You will provide a 100% discount for two nights ($200) and 1BB will reimburse you $100.
Again, 1BB will unconditionally credit the full value of the discount to your 1BB account, which may be used as credit on commission payments, or paid to your credit card or Paypal account.
There’s no way to predict exactly how many guests will request a free night at your bed & breakfast. This will depend upon the popularity of your property and region, as well as the traffic you receive through 1BB. But remember that 1BB will FULLY REIMBURSE you for all discounts given unconditionally.
If you no longer wish to be a Club Leader, you can opt-out through your dashboard. If you change your mind, you are welcome to re-join at any time – simply opt-in and you’ll once again be a 1BB Club Leader (if you meet the requirements). Any bookings that are made while you are a Club Leader must be honoured at the stated price, regardless of whether you are currently a Club Leader.
In general, our community members are seeking a unique experience – one that can’t be found in at a standard chain hotel. They might be choosing a bed and breakfast because they know it offers better value for money. Or they may prefer staying in smaller lodging establishments so they can benefit from more personal experience.
Many of your guests will have stayed at a bed and breakfast before and will be aware of common rules and expectations. But for some, a stay at your establishment may be their first encounter at a B&B! To ensure the best experience possible, we encourage communication between hosts and guests. We ask our guests to let hosts know if they have certain needs or requests ahead of time. Likewise, if you have certain expectations of your guests (e.g. quiet hours, no shoes in the house), it’s best to let them know upon arrival.
We embrace friendliness and communication because we believe this will enhance the experience for guests and hosts alike. As such, we encourage our entire 1BB community to embrace these characteristics in all interactions – from initial inquiry on our site until your guest departs on their final morning.
We encourage our guests to reach out to their hosts if they have any special requests so that the host can be prepared to accommodate them. Of course, you’re not expected to meet every demand or request, but it’s easier to manage requests ahead of time and avoid an unhappy guest standing on your doorstep.
We also encourage our guests to be friendly before and after their stay. They may want to ask you about the best place to eat or the ideal location for an after dinner walk. And, ideally, they’ll reciprocate your actions by leaving a review of your property after their stay.
Our innkeepers are able to provide some of the most valuable local knowledge. If you’ve got a great photo of a nearby park or tip about a local eatery, you can easily upload it to 1BB. Photos and tips can make your city more appealing to travellers, which may increase tourism in your region and possibly even increase stays at your B&B.
But wait, it gets better! Here’s another incentive for adding content for the 1BB community to enjoy – you’ll earn 1BB points every time you contribute! You can use these points for discounted or free stays the next time you travel. With all of your local knowledge, it’ll be easy for you to add valuable information and insights, while doing something nice for yourself.
We’re a community site that works best when members share their experiences, so we encourage guests to leave a review about your property after their stay.
In general, guests are more likely to leave reviews when they’ve had an amazing experience that really stands out. They’ll want to share this with the 1BB community so other guests can enjoy the same hospitality they experienced. Happy guests will want to send more business your way and can help do so by leaving a review. Be sure to say thank you to the guests who leave great reviews – you can do this by posting a response to their review.
Ideally, 1BB guests will always have an amazing stay, but sometimes things go wrong and a guest is unhappy. We ask our guests to be fair in their reviews and to offer construction criticism rather than overtly negative comments. If you receive negative feedback, think about how you can improve the experience for future guests. You can also send a reply to your guest after they've submitted a review, which we encourage whether you receive a positive or negative review. Just remember that everyone can read your response, so it’s better to be nice and fair.
We understand that sometimes you will receive a review that is unfair. You may have had a guest who was simply impossible to please. Or perhaps you went away for the weekend and left your property in the hands of junior staff, who were unable to offer the same level of service. These things happen – no one’s perfect! Unlike other review sites, we offer you the unique ability to hide 1 in 20 of your reviews. You can use this functionality to hide a review that you feel is inaccurate or unfair.
After a guest reviews your property, you will receive a notification to view it. You'll then have 3 days to approve, hide or flag it for review by the 1BB support team. If you do nothing, than the review will automatically go live after 3 days.
Reviews that are fraudulent or malicious should be flagged. We'll investigate the review and then determine whether it should be published or not. If a review is fair, but doesn't show your property in the best light, you may choose to hide the review. We allow you to hide 1 in every 20 reviews, so if you've already hidden one, you may need to unhide it before hiding a new one.
This process provides you visibility into the reviews being published about your property. We encourage you to reply to your guests to thank them for their reviews and address any concerns, if necessary.
Listings take up to 24 hours to be approved. Once your listing has been approved, it will appear on the site.
Simply login to your dashboard and go to the ‘Listings’ area of the Dashboard. Then click the ‘Manage Listing’ button below the property you wish to edit.
We are confident that your 1BB listing will bring you a satisfactory number of guests, but this may take some time for this to happen. For some reason it takes a while for new listings to be noticed, but the bookings will come.
You can do various things to enhance your listing:
Become a Club Leader. An easy way to increase your visibility on 1BB.com is to become a Club Leader. Your property needs to meet certain requirements (please view our 1BB Club Leader FAQ section to learn more). Club Leaders are featured at the top of search results and are designated with a uique 1BB Club Leader badge,
Improve your property photos. Make sure that you have plenty of good quality photos posted. A good photo will enhance your listing, but bad ones will detract from it and may put off potential guests. Photos of your actual property and guest rooms are the most important and should be prominently included.
Make a video. Have a friend help you make a video. Show off your property, guest rooms and amenities. Address your viewer and welcome them to come stay with you.
Guest comments. Guest comments can help, but this is a "chicken and egg" situation – comments can only be added if your guests have made them, but this can't happen unless you have guests. As a guest is getting ready to depart, you could ask if they would be willing to leave a review about your property on 1BB. If they’ve had a nice stay, they’re pretty likely to leave a favourable review.
Get in touch with your Bed & Breakfast neighbours. We suggest you contact other members of 1BB in your area. There will be times when they have more enquiries than they can accommodate and may refer guests to you. This will also allow you to check that your prices are in keeping with other B&Bs in your area.
